Lower-level bunkroom: 2 Full over Full Bunkbeds, Sofa Sleeper. Private river access / No smoking /2 dogs under 40 lb, additional $25 per day per dog / No parties MUST BE 25 TO RENT. Renter's ID and Credit Card must be presented at check in or via email/text. In addition, the electronic rental agreement must be signed prior to check-in.

One acre on the Guadalupe River within walking distance of the famous Horseshoe and Whitewater Amphitheater. Be one of the first to stay in this stunning new build which offers plenty of privacy with over 83' of waterfront speckled with mature trees, this naturally terraced lot slopes gently down to the natural rock retaining wall and water’s edge with private river access and stairs leading into the river. Jump in and float down to the horseshoe with a 15-20-minute walk back. 4-bedroom, 4 bath home with a second gathering area & sleeping loft on the lower level. A staircase connects 2 large, covered decks with amazing views of the Guadalupe River. Tube rentals, live music & restaurants only a 2-minute drive. Firepit with grilling options and a propane BBQ grill.
This unique & luxurious house boasts 4 bedrooms, two on each floor. The main level master has a door to the top deck with a river view, king size bed, Smart TV and en suite full bath with 2 sinks, standalone tub and walk-in shower. The 2nd bedroom is on the main floor with a queen-size bed/ Smart TV and river views. A full guest bathroom with walk in shower is conveniently located to this bedroom as well as the living/kitchen area. The 3rd and 4th bedrooms are on the lower level, each with a queen-sized bed, Smart TV and River View. The sleeping loft has 2 built-in full over full bunks. Each with a privacy curtain & its own shelf and electrical outlet. There is also a full-size sofa sleeper in this space as well as a Smart TV. 2 full bathrooms on the lower level, one with a walk-in shower and the other with a tub shower combo. High quality linens are provided for all beds & bathrooms.
You will love the open kitchen/dining/living room with a panoramic river view & all the comforts of home. Fully equipped kitchen with an island. The dining table seats 8-10 & 4 more barstools at the island breakfast bar. The laundry room is equipped with a full-size washer & dryer & a 2nd refrigerator. The guest bathroom on the main floor was designed with river living in mind & can be accessed from the side door coming in from the river.
Parking for 6-7 vehicles, no campers, RV's or trailers allowed. 3 parking spots by home and 3-4 vehicles at the top of the hill. The host must be 25 years of age or older to make a reservation & must be staying at the property. This home has a maximum occupancy of 18 guests & is not to be exceeded at any time. No daytime guests allowed. No smoking. To comply with city & county short-term rental permit restrictions, the outdoor areas of this home are monitored by video cameras. This property includes accidental damage protection that covers up to $3000.
